Under the Income-tax Rules, 2026 (effective April 1, 2026), Form 12BB is succeeded by Form No. 124 [See section 392(5)(b) and rule 205]. Key statutory updates in Form 124 include:
- Mandatory Landlord Relationship: Form 124 introduces a mandatory column requiring disclosure of the employee's relationship with the landlord.
- Expanded 50% Metro Threshold: 8 major metropolitan clusters (Delhi-NCR, Mumbai-MMR, Kolkata, Chennai, Bengaluru, Hyderabad, Pune, and Ahmedabad) qualify for the 50% salary exemption rate.
HRAPack dynamically supports both regimes: it auto-generates official Form 124 for FY 2026-27+ and Form 12BB for FY 2025-26.
